Booking and cancellation terms

Your booking is guaranteed if:

- A deposit of 50% of the total cost of the stay is paid more than 3 months before the arrival date.
Or
- A deposit of 75% of the total cost of the stay is paid more than 30 days before the arrival date.
Or
- 100 per cent of the total amount is paid less than 30 days before the arrival date.

Payments are to be made by bank transfer to the landlord’s secure SEPA (Eurozone) account. Bank details for the transfer will be emailed to the tenant, together with a holiday rental agreement to be returned signed, as well as documents proving the tenant’s identity (national identity card and third-party liability insurance).

A security deposit of 800 euros, which will not be cashed during the stay, is required upon the tenant’s arrival and will be refunded after the final inspection.

In the event of cancellation by the property owner:
- All advance payments made will be refunded in full to the guest, regardless of the circumstances, within 48 hours of the cancellation.

In the event of cancellation by the tenant:
- 50 per cent of the deposit already paid will be refunded if cancellation is made more than 3 months before the arrival date
- 25 per cent of the deposit already paid will be refunded if cancellation is made more than 1 month before the arrival date
- Cancellation less than 30 days before the arrival date: No refund. The sums paid are retained by the accommodation provider.

Rules of stay

Check-in time: From 2.00 pm
The arrival time may be brought forward at the tenant’s request if the previous guest is not due to leave on the same morning.

Check-out time: By 12 noon

The following are provided:

- Bed linen and duvets, bath towels, shower gel
- All kitchen utensils listed under ‘equipment’.

Once a week, the tenant agrees to allow the landlord or their representative to carry out maintenance of the garden and swimming pool (e.g. watering the plants and lawn, cleaning the pool and filtering the water), as well as any technical maintenance required to ensure the tenant has a comfortable and enjoyable stay.

- Pets are not permitted during the stay
- Smoking is permitted outside the villa.

The following are not permitted:

- Private parties and events (such as weddings, gatherings, religious services, etc.)
- Organising photo shoots or film shoots that go beyond the strict scope of a family holiday.
- Any noisy evening entertainment likely to disturb the neighbours.
- Charging electric vehicles using the villa’s domestic electrical circuits.
- Leaving air conditioning on during prolonged daytime absences.

- Use of the swimming pool by non-guests.

- No cleaning charges are applied. In return, the tenant undertakes to keep the premises clean and tidy and to return them in the condition in which they were found, with the exception of bed linen, sheets and towels. In the event of a clear failure to do so, the landlord reserves the right to deduct a cleaning fee of 150 euros from the security deposit.
